Are you looking to rent a HOME from Brickleys?

Below is a list of questions we typically get from our future tenant customers.

Q1:My application was approved, now what?

Once approved, we will assist you through our digital lease signing process. To receive property keys, you must bring the security deposit (and any other payment discussed with the leasing agent) to the office within 3 business days of the lease agreement being electronically sent to you.

All of those initial payments must be in the form of certified funds - cashier’s check or money order.

Q2: If I go tour a property, will I be the first considered as a tenant?

All of our homes are available on a first come, first serve basis. The only way to be considered "first come, first serve" is by completing an application (not who views it first).

You can access the online application for each property by going to its listings page. The application process includes background screening, credit check, job/income verification, and rental/ownership history.

Q3: Can you hold a property for me for a couple of weeks?

Our properties can typically be held for a maximum of 30 days with a signed lease agreement, security deposit, and owner approval. Our leases also typically require a minimum 1 year term.

Move-in date as well as length of the lease will require a complete application for approval. You will not be charged the application fee (you may skip that page on the application process) unless your terms are approved and you are ready to move forward.

Q4: I have a pet. Do your properties allow pets?

With most of our properties, pets are accepted on a case-by-case basis. We review each application with our owners, so you will need to include your pet information on a property application before we can give you an answer. Simply complete an application (you can skip the payment for now) and we will present your case.

If the owner says "yes", they will tell us the amount of pet fees they'd like us to collect. The pet acceptance will be conditional pending the outcome of your background screening.

Q5: Why does Craig's List show a house for less than you list it on your site?

Our website will always direct you to the most up-to-date property information. Sadly, if you see a classified ad with conflicting information, you may be looking at a scam.

Housing scams are very popular with criminals worldwide. Always look for the phone number and, if it is a local phone number, call to verify the listing. Find out who is claiming to manage the property and do some extra research. Look for websites, phonebook ads, and a physical office location to verify legitimacy.

Remember, always be very careful on public listing sites (such as Craig’s List). NEVER wire money to someone out-of-town or out of the country. When in doubt, call your local Brickleys directly.

Q6: Do you accept Section 8 or other housing assistance vouchers?

At this time we do not directly accept housing assistance vouchers for our managed properties.

Q7: I'm really busy or live out of town. How else can I see the home?

We definitely understand that in some situations, it is not possible for you to physically view the home. However, it is our policy that we will not lease the home to you sight unseen. If you absolutely can not see it yourself, you need to have someone you trust view the home on your behalf.

Q8: Do I have to pay the application fee right away when I apply online?

While you can skip the payment section, an application is only official (or “in line” if there are other applicants being considered) once we receive the application fee.

Q9: How do I qualify for renting a property?

Just click the "Submit an Application" button on any of our property listings (It is right under the "Schedule Viewing" button). You then fill out the online application and submit it to us. There is a payment screen during the application process that you may skip if you'd rather speak with us before paying the application fee.

Once we receive your application, we will call you to begin the process. You must be 21 years or older or have a qualified co-signer to apply. The background screening will check for felonies and misdemeanors on your record. The credit check will look for judgments or restitution from evictions or damages to previous rental properties. It will also look for some signs of good credit (accounts paid on time, seasoned accounts, etc.).

We require 2 months worth of your most recent paycheck stubs or 3 months worth of your most recent bank statements in order to proceed with your application. We typically require at least 18 months of good rental history or mortgage payment history and your household income needs to be at least 2 and a half times the rent. Seasoned short sales, bankruptcies and foreclosures (by themselves) do not automatically disqualify you! We attempt to look at the whole picture of your situation, not just one incident on your credit report.

Q10: I would like to view one of your properties, what do I do?

It’s simple! Go to the local office page of the nearest Brickleys. Just find the property you want to view in the "Available Rentals" section, click "Schedule Viewing" button, and follow the instructions.
